Terms of Service

Last updated: March 2026

1. Introduction and Acceptance of Terms

Welcome to SocialRent ("we", "us", "our"). These Terms of Service ("Terms") govern your access to and use of the SocialRent platform, website, and related services (collectively, the "Platform").

By registering an account, accessing, or using the Platform, you agree to be bound by these Terms. If you do not agree to these Terms, you must not use the Platform. These Terms constitute a legally binding agreement between you and SocialRent.

SocialRent acts solely as an introducer and intermediary between landlords and social/supported living organisations. We do not act as a landlord, tenant, letting agent, or social housing provider ourselves.

2. Definitions

  • "Landlord" means any individual or entity that registers on the Platform to list residential or commercial properties.
  • "Organisation" means any registered social housing, supported living, CIC, charity, housing association, or similar body that registers to submit property requirements.
  • "Match" means an algorithmically generated introduction between a Landlord's property and an Organisation's requirements facilitated by SocialRent.
  • "Arrangement" means any lease, licence, or contractual agreement entered into directly between a Landlord and an Organisation following an introduction by SocialRent.
  • "Confidential Party Information" means the personal or business identity, contact details, and financial information of any Landlord or Organisation that is kept confidential by SocialRent from the other party.

3. Platform Role — Intermediary Only

SocialRent is an intermediary matching platform. We do not:

  • Enter into tenancy, lease, or licence agreements on behalf of any party.
  • Guarantee the suitability, character, financial standing, or regulatory compliance of any Landlord or Organisation.
  • Take responsibility for the terms, performance, or outcome of any Arrangement made between a Landlord and an Organisation.
  • Act as managing agent, property manager, or rent guarantor unless separately and expressly agreed in writing.

Any Arrangement entered into between a Landlord and an Organisation following a SocialRent introduction is a direct legal agreement between those parties. SocialRent shall not be liable for any breach, dispute, or loss arising from such Arrangements.

4. Platform Disclaimers

Please read these disclaimers carefully before using the platform

A. Platform Disclaimer

SocialRent acts solely as an introductory and facilitation platform connecting landlords and accommodation providers. SocialRent does not act as a landlord, tenant, operator, or housing provider in any transaction.

B. No Liability for Agreements

SocialRent is not a party to any lease, tenancy, or management agreement entered into between landlords and providers. All parties are responsible for conducting their own due diligence and obtaining independent legal and financial advice.

C. Compliance Disclaimer

While SocialRent undertakes reasonable checks on providers and landlords, we do not guarantee ongoing compliance with housing laws, regulations, or Housing Benefit eligibility. Responsibility for compliance remains with the contracting parties.

D. No Guarantee of Income

SocialRent does not guarantee rental income, Housing Benefit payments, or financial performance of any property or agreement.

E. Verification Disclaimer

Any "verified" or "compliance badge" status reflects information provided at the time of assessment and does not constitute a warranty, endorsement, or guarantee of performance.

F. Limitation of Liability

To the fullest extent permitted by law, SocialRent shall not be liable for any loss of income, damages, disputes, or claims arising from agreements made between users of the platform.

G. Role Clarity — Payment Handling

SocialRent does not receive, hold, or manage rental payments between landlords and providers unless explicitly agreed under a separate written agreement. All rental payments are made directly between the landlord and the provider under the terms of their own arrangement.

5. Confidentiality and Privacy Between Parties

SocialRent operates a strict confidentiality policy to protect all parties on the Platform:

  • Landlord Privacy: Landlord names, contact details, full addresses, and financial information are never disclosed to Organisations without prior written consent and the execution of a signed Arrangement or introductory agreement.
  • Organisation Privacy: Organisation names and contact details are never disclosed to Landlords without prior written consent. Landlords will only be notified that a match has been found in their area.
  • Property Information: Organisations may view anonymous property information including photos, postcode area, bedroom count, property type, and general condition. Full address details are withheld until an Arrangement is signed.
  • Introduction Process: SocialRent physically facilitates introductions by contacting both parties independently. Direct contact details are only exchanged after both parties have agreed to proceed and a formal introductory/contractual agreement is in place.

You agree not to attempt to identify, seek out, or directly contact the opposing party through any means other than through SocialRent's facilitated process.

6. Registration and Account Obligations

To use the Platform you must:

  • Be at least 18 years of age.
  • Provide accurate, truthful, and complete information during registration.
  • Keep your account credentials secure and confidential.
  • Notify us immediately of any unauthorised use of your account.

SocialRent reserves the right to verify information provided and to suspend or terminate accounts where information is found to be false, misleading, or incomplete.

You may not reproduce, distribute, or commercially exploit any Platform content without prior written permission.

12. Limitation of Liability

To the fullest extent permitted by law:

  • SocialRent's total liability to you shall not exceed the total subscription fees paid by you in the 12 months preceding the claim.
  • SocialRent shall not be liable for any indirect, consequential, special, or punitive damages, including loss of profit, loss of data, or loss of opportunity.
  • SocialRent makes no warranty that the Platform will be error-free, uninterrupted, or that matches will result in completed Arrangements.

Nothing in these Terms excludes liability for death or personal injury caused by negligence, or for fraud or fraudulent misrepresentation.

13. Termination

SocialRent may suspend or terminate your account at any time if you breach these Terms, provide false information, or engage in conduct detrimental to the Platform or other users. You may terminate your account at any time by contacting us. Termination does not entitle you to a refund of any subscription fees already paid.

14. Governing Law and Disputes

These Terms are governed by and construed in accordance with the laws of England and Wales. Any disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
